There can be a whole raft of reasons why you might fall outside the criteria required by mainstream lenders when it comes to raising finance.

Traditional lenders like banks, building societies and credit unions use a specific set of parameters when calculating the risk involved in lending capital.

Unfortunately, because of these stipulations, many people find themselves out in the cold when it comes to getting that much needed loan, but all is not lost.

Is it worth getting a private home loan?

It really depends on the individual and the circumstances.

Most private loans are entered into to fix an immediate problem, then normally refinanced to a non conforming loan or back to the traditional lending market.

If you’ve been unfortunate enough to fall behind on mortgage or credit card payments due to illness or periods out of work, have defaults or judgements on your credit file, a short term loan may be all that’s needed to put things back on an even footing.

By using the private loan to consolidate everything into one loan repayment, you can pay off those creditors, higher rate interest credit cards or bring your mortgage back into order.

First Mortgage


Private loans tend to be short term, up to 5 years for a first mortgage, with a loan to value ratio (LVR) up to 80% max.

They are secured by residential or commercial property and are ideal to consolidate your financial commitments such as high-interest rate credit cards, pressing creditors, tax debts etc.

Refinancing / Second Mortgage


For a second mortgage, the LVR is up to 80%, with a 12-month repayment term. Interest can either be paid monthly or prepaid for the term.


Consequently, they are more often used as a bridging loan while waiting for funds to be released from elsewhere. The existing mortgage remains secured by residential or commercial property.

Short Term Caveat Loan


If you need funds quickly and you already own a residential or commercial property, perhaps a short-term caveat loan might suit, where the loan is secured against your existing property, without paying out your existing mortgage. Repayment times up to 12 months or as little as one to three months. They are highly recommended if you need a short term loan while a property sale is being completed.

They are also worth considering if you have pressing creditors and possible court action.
